Heritage Homes, together with Kensington Taylor spent 18months putting together an exciting and well considered proposal for the creation of a new sustainable community at Lamacroft Farm, Kennford. The site of approx 12 acres forms a natural infill opportunity for the existing village.

The scheme is split into two parts, to be carried out over a 5year period. The first part addresses Exeter Road and was for full planning permission. The second part and the remainder of the site was for outline planning permission.

Great care went into ensuring that the proposed development was a sustainable one. The scheme had also been designed to preserve as much of the existing wildlfe and ecology as possible by providing suitable habitat and actively encouraging indigenous species in the area. Furthermore, 10% of the energy needs of the community will be produced on site by means of micro-generation either of photo voltaic electricity or solar hot water.

With regards to sustainable transport, the development will also encourage and improve facilities for public transport, cycling and walking. Due to its remote location, some car travel to local urban areas will still be necessary. Within the development great care will be taken to remove cars from the street scene through curtilage parking and the use of landscaped parking courts.

The site will include a mixture of uses, both employment and residential, to help ensure the villages self sufficiency into the future. The scheme will also help to enhance the long term sustainability of the local community by providing the right mix for new housing, with a number of starter homes through to residential retirement homes.
